To apply for a property managed by Bo Evans Realty, please first read the following guidelines. An application link (Apply Now) is located at the bottom of this page.

Applications are NOT taken on a first come first serve basis. If multiple applications are submitted for the same property, Bo Evans Realty and/or the owner reserves the right to accept the application that best meets the criteria set below and any other factors that may be taken into consideration when processing the application (ex. Length of time of lease, Move-In Date, etc.).

How to Get Approved:

1) Bo Evans Realty requires that all applications must be fully completed, dated and signed electronically.
2) Reliable documentation and telephone numbers of all income sources must be provided; income must be a minimum of 3 times the monthly rental amount for all applicants and/or co-applicants.

a) If employed, you will need one of the following: Your most current pay stub(s) or last year’s W2.

b) For military members, we require your latest LES and a copy of your orders.
c) If self-employed, you need to furnish the last two year’s tax returns, including your 1099 and a statement of current year’s income.
d) Other income, such as retirement, disability, social security or others must have reliable documentation.

3) Photo ID is required
4) Family size must be in compliance with the available unit per HUD guidelines: Two persons per bedroom (Example: 3 bedroom home would allow for 6 individuals to occupy the property).

Applicants WILL be denied occupancy for the following reasons:

1) Falsification of application.
2) Incomplete application.
3) The minimum acceptable credit score is 600.
4) Applicant has had legal items in the last 24 months.
5) Applicant has had tax liens in the last 24 months.
6) Applicant has filed bankruptcy or defaulted on mortgage in last 24 months.
7) Applicant has had outstanding debt to previous landlord(s) in the last 24 months as reported by the Credit Bureau.
8) Applicant has been evicted from previous residence in the past 5 years.
9) Applicant has had electrical and gas/water utility debt in the last 24 months..
10) Applicant receives a negative rent verification from previous landlord(s).
11) Applicant has serious misdemeanor or felony records matched in the last 10 years.
12) Applicant has matches in the sex offender database.
13) Applicant has name with DOB matches in the sex offender database.
14) There are other names associated with the applicants social security number.
15) Applicant has failed a social security number fraud analysis.
16) Poor rental history profile after verification from previous landlord.

a) Slow or non-payment of refund.
b) A history of violence to persons or property.
c) A history of poor or unsanitary housekeeping.
d) A history of drug related activity by any household member.

17) History of unruly or destructive behavior by resident or resident’s household.
18) Poor personal references.
19) Lack of demonstrated ability to live independently.

ALL PETS must be approved by the property owner and/or Bo Evans Realty. If pet is allowed, there will be a minimum charge of $250 NON-REFUNDABLE pet fee. Additional pets and large pets will be at an additional cost. This fee allows you the right to have an APPROVED pet on the premises. Tenant is responsible for all damages caused by pets. This fee is not a damage deposit!

The following pets are not allowed at any time:

Bull Mastiff

German Sheppard

Pit Bull

Presa Canario

Dogs that are a mix of one or more of the above breeds, and dogs, regardless of breed, that have been involved in a biting incident, or any animal not approved by a homeowner’s insurance company.

If approved, the lease must be signed; Full security deposit must be paid through the tenant portal within 48hrs of approval. Once all funds have been received, we will take the property off the market and hold it for a total of thirty(30) days. At the end of thirty(30) days, if tenant has not taken occupancy, tenant’s security deposit will be forfeited and the property will be placed back on the rental market. Full first month’s rent is due on or before occupancy date. If the property lease date is on or after the 20th of the month, the prorated rent for the following month is also due.

Roommates must be able to qualify individually and may be considered with the owner’s permission and are subject to a written Roommate Agreement. A security deposit equal to 75% of the advertised security deposit, may be required from each roommate. Terms and Conditions of the Roommate Agreement shall be included in this Acceptance Policy.

Maintenance Escalation Categories


If you reside in a home managed by Bo Evans Realty and have a maintenance issue, please complete the maintenance request form in the portal. Requests will be handled in the order that they are submitted and according to the severity of the issue.

Please take note: The maintenance workers are independent contractors. Bo Evans Realty does not control their schedules.  We may not be present while a maintenance issue is being resolved and all scheduling of repairs is at the contractor’s discretion.

Category I: Emergency Maintenance

Emergency defined: Anything relating to the property under the lease that is threatening to life, health or the property.

The following circumstances ARE emergencies:

  • Fire (please call 911)
  • Flood
  • Sewage back-ups
  • Gas odors (please call gas company)
  • Broken water pipes
  • Tree falling on house

The following circumstances ARE NOT emergencies:

  • Refrigerator not working
  • Being locked out of house
  • Power or gas off
  • Oven not working
  • Water heater not working
  • Air conditioner not working

These issues may be inconvenient, uncomfortable and aggravating, but they are not emergencies. Bo Evans Realty is not liable for loss of food caused by appliance break down or for damaged belongings due to water leaks. Adequate renter’s insurance is necessary to cover unforeseen personal losses.

For after hours or weekend EMERGENCIES : Call or text 334-657-4374 and leave a message with your name, contact number, address and the nature of the emergency. A representative will return your call as soon as possible.

Category II: Urgent Maintenance

  • Broken windows
  • Plumbing repairs (not clogged toilets)
  • Loose railings
  • Wobbly decks
  • Electrical problems
  • HVAC repairs

Note: During peak seasonal months, target response times for heating and air may be subject to delays due to contractor overload.

Category III: Normal Maintenance

  • Appliance repair
  • Garage repairs
  • Leaky faucets

Category IV: Non-Essential Maintenance

  • Fence repair
  • Gutter cleaning
  • Rotted fascia board or eaves

Category V: Not a Habitability Issue

  • Screens
  • Broken lattice
  • Broken window shade
  • Broken tree limb
  • Missing door stopper
  • Missing/broken door knob
  • All light bulbs including stove, chandelier and refrigerator
  • Fireplace gas keys

Most of the above “Not a Habitability Issue”  items are covered by the tenant through the Minor Repairs Addendum. Be sure to point out items of concern at the next property visit or bring them up at lease renewal time. These items may or may not be approved for repair by the owner. Feel free to ask for details if unsure of what is covered.

Tenant Damages


Damages caused by abuse or misuse will be charged back to the tenant. We will rely on the servicing contractor to tell us what caused the problem. If plumbing gets clogged due to items dropped in the toilet (toys, brushes, diapers, napkins, personal items or feminine products), the cost of the plumber will be the tenant’s responsibility. This is not considered equipment failure. Unless the contractor can prove it was not caused by the tenant (i.e. roots in system, pipe collapsed, septic tank backup), we assume it was caused by neglect, not by a defect of the property. Clogged plumbing is the tenant’s responsibility.
