Ans: No, we do not manage Section-8 properties or government rent payment aids.

Ans: Yes, we do require a security deposit which is equal to one month’s rent payment, unless an applicant is found to have unsatisfactory credit. In these cases the security deposit amount will be determined by our Broker.

Ans: Rent is due on the 1st of each month and late on the 6th. All late payments will be subjected to late fees payments.

Ans: Once an applicant is approved they have 48hrs to pay the security deposit in full. Upon receiving the security deposit payment the house will be held in the applicant’s name for 30 days. The new tenant can choose any time during those 30 days to move in.

Ans: Your security deposit will be forfeited and deemed non-refundable.

Ans: Yes, our application fee is $60 per applicant. All applicants 21 or older will be required to fill out an application and pay the $60 application fee.

Ans: Yes, most of our properties do allow pets, but a non-refundable fee of $250 is required. This covers the first two pets. Each subsequent pet is $200 per approved pet.

Ans: We do not accept any personal checks or cash. We have an automatic rent withdrawal program, that will help build your credit. We also accept money orders, cashier’s checks or credit/debit payments. A fee is required to make any credit/debit card payments.

  • You will never be late.
  • You can set the day you would like the money debited out of your account. As long as it is between the 1st and 5th of each month no late charges will be applied.
  • You do not have to come into our office.
  • All your payments can be reported to the credit bureau which raises your credit score.

Ans: Leave the property in a clean, rent ready condition. (Sweep all hard surface floors, vacuum all carpeted areas, wipe down all counters, cabinets, and/or elevated surfaces. Leave yard in well maintained condition (Mow lawn, weed-eat, and remove all trash and debris from yard area).

Ans: No, we do not offer any rent to own or financed properties.

Ans: No, we only allow 12 month leases.

Ans: No, Bo Evans Realty does not allow any tenants to sublease. Doing so would violate your lease. Please communicate with Bo Evans Realty to address these specific circumstances.

Ans: Once approved you will be prompted to pay the security deposit to hold the house. The lease can be signed anytime during the 30 day period, you must call our office and set an appointment in advance to sign your lease. The first month’s rent or any prorated rent will be due at lease signing.

Ans: We will send you a lease renewal about 30-45 days before your lease expires, should you elect not to renew your lease we require a 30 day notice. This notice can be turned into our office, mailed or emailed.
